4.1. GeneralThese Terms govern the use of https://richrootsdubai.com/ (the “Website”), operated by RICH ROOTS REAL ESTATE BROKER L.L.C, Trade License No. 1116055, RERA/ORN 32543. By using the Website, you acknowledge that you have read and accept these Terms to the extent applicable.
4.2. Purpose of the WebsiteThe Website contains information about real estate, brokerage services, real-estate investment scenarios, transaction support and ancillary services. Unless expressly stated otherwise, Website content is general informational and marketing material.
4.3. No offer or financial adviceWebsite materials do not constitute a binding public offer, a guarantee of any transaction, or individual investment, financial, tax or legal advice. Users remain responsible for their own decisions and should review current transaction documents and obtain independent professional advice where appropriate.
4.4. Property informationPrices, availability, layouts, views, payment plans, completion dates, service charges, rental projections and other property information may change without notice. Final terms are determined by official developer/seller documentation, contracts, DLD/RERA records and the documents of the relevant transaction.
Where a specific property advertisement requires a Dubai Land Department / RERA permit, the advertisement should include the required permit and Madmoun QR Code where mandatory.
4.5. Brokerage servicesUse of the Website alone does not create a brokerage, agency, fiduciary or other contractual relationship with Rich Roots. Brokerage services are provided under separate agreements, forms and documents required by applicable law and/or DLD/RERA.
4.6. Ancillary servicesCertain ancillary services — including property management, holiday homes, furnishing, banking, legal, visa, concierge or other support — may be provided by separate affiliated or third-party licensed providers under separate terms. The actual provider of the relevant service should be identified to the client before contracting.
4.7. Investment figuresAny references to ROI, yield, capital growth, rental income, historical profit, projected resale value or similar figures must be read together with the Investment & Real Estate Disclaimer. Past performance does not guarantee future results.
4.8. User obligations·   provide accurate and current information in forms and communications;
·   not use the Website for unlawful, fraudulent or rights-infringing purposes;
·   independently review material transaction terms and obtain legal, tax or financial advice where appropriate;
·   not copy or commercially exploit Website materials without the right holder’s permission.
4.9. Intellectual propertyWebsite text, design, photographs, video, graphics, analysis, trade identifiers and other materials belong to Rich Roots and/or their respective rights holders. Reproduction, distribution or commercial use is permitted only where legally authorised or with the relevant rights holder’s written permission.
4.10. Third-party links and servicesThe Website may link to third-party resources including developer websites, social media, messengers, maps, banks and other services. Rich Roots does not control their content, availability or privacy practices and is not responsible for their acts or omissions.
4.11. Limitation of liabilityTo the maximum extent permitted by law, Rich Roots is not liable for decisions made solely on the basis of general Website materials, or for changes in market conditions, prices, property availability, currency rates, construction timing, law, taxes, banking requirements or third-party conduct. Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.
4.12. Website availabilityWe aim to keep the Website available and current but do not guarantee uninterrupted or error-free operation. Access may be suspended for updates, technical work or circumstances beyond our control.
4.13. Governing law and jurisdictionThese Terms are governed by the laws of the United Arab Emirates and the applicable laws of the Emirate of Dubai. Disputes shall be subject to the jurisdiction of the competent courts of Dubai, unless mandatory law provides otherwise.
4.14. ChangesRich Roots may update these Terms. The current version applies from the date it is published on the Website.
